Plans approved to demolish Leek bungalow before replacing it with a new one
A planning application to demolish a bungalow in Leek before building a new bungalow in its place has been approved by Staffordshire Moorlands District Council.
A Mr Adrian Pegg submitted plans to the council for the demolition of an existing bungalow at 32 Windrush, Westwood Park Avenue, and the construction of a new bungalow in its place.
A report by the council's planning officers described the dwelling as a "white rendered pre war bungalow on a plot between two two-storey dwellings."
It added: "The bungalow is on an L shaped footprint with a hipped tiled roof and a central brick chimney stack. The dwelling is in a well-established residential suburb of Leek."
Discussing the submitted plans, the report said: "The proposal is to replace the bungalow with a new detached red brick bungalow that would have a full pitch roof on a squarer footprint."
The report found that the new bungalow would have a similar character and appearance to the existing bungalow, and would not be too large for its plot or include architecture that would be at odds with that of its neighbours.
It also found that the living conditions of the building's neighbours would not be unreasonable effected by the development.
Giving the green light for the plans to go ahead, it concluded: "The housing development would be compatible with the Local Plan 'Leek Area' strategy for the provision of housing. With consideration of impacts on character and appearance, the living conditions of existing and future occupiers, and highway safety, there are no adverse impacts that would significantly and demonstrably outweigh the benefits associated with the provision of a new dwelling. There would be no conflict with the local plan policies listed above or the terms of the NPPF."
