New plans to turn former army camp near Leek into holiday park

Revised plans have been put forward as work continues to turn a former army camp near Leek into a holiday park.
The camp is located just north of Leek, off the A53 near Blackshaw Moor. It has previously been used as an army training base but has been out of action since the early 2000s, and its dilapidated buildings have since become popular with ghost hunters and urban explorers.
Work is underway to convert the disused military camp into a holiday park with over 200 lodges for guests to enjoy as well as a café and a range of other amenities.
Plans to carry out the work have already been approved, and it appears that progress is well underway as a new application has now been submitted to Staffordshire Moorlands District Council asking for the variation and removal of several planning conditions related to the development.
Among a range of variations to the plans that were previously granted permission the new application asks no no longer build 42 extra care cottages and two residential nursing homes that were originally planned.
A statement prepared as part of the revised application explains that this would no longer be financially beneficial, saying: "The omission of these parts of the existing development is predicated upon market testing for developers and providers for the care facilities.
"The market and financial viability of the care facilities is established as limited. The limited market and financial viability are exacerbated by the effects of the national pandemic (Covid-19) and the economic effects attributed to Brexit; these create material considerations as these have created significant economic uncertainty with the commercial markets across the UK."
Instead, the application explains, the development would now solely focus on the holiday accommodation, saying this would be more profitable.
It says: "During the previous three years these have been dominated by the global pandemic (Covid-19). The secondary effects of the pandemic and those related to restrictions travelling abroad have resulted in a significant increase in staycations.
"This transition to staycations has established an identified and economically viable business model for holiday accommodation across the UK, specifically in well-established tourist and holiday locations."
Staffordshire Moorlands District Council will have the final say on the revised plans at a later date.
